Is this accurate enough for actual mortgage decisions? +

Yes for the math. The amortization formula is standard (M = P[r(1+r)^n]/[(1+r)^n - 1]) and the app calculates to the cent. It does NOT include property tax, insurance, PMI, or HOA fees — those are escrow/lender-specific and need to come from your loan estimate. For the principal+interest portion of the decision, this app is accurate.

Does it handle adjustable-rate loans? +

Partly. You can model a 5/1 ARM by changing the rate at the adjustment point and seeing the new amortization. The app does not predict future rate movements (no one can), so you model best/worst case scenarios manually.

Can I model extra principal payments? +
